Why Austin toilets fail in predictable ways
Hard-water etching + 7–10 year part lifespan + slab-shift wax ring stress = a clear failure timeline.
💧 Hard water etches the flush valve seat
Edwards Aquifer calcium deposits onto the flush valve seat (the round rim where the flapper closes). Over 5–8 years, the seat develops microscopic pits. Flapper can’t seal against pitted seat — ghost flushing starts. Common Austin fix: full flush-valve assembly replacement vs flapper alone which won’t solve a pitted seat. Hard-water cities like Austin see this 2× faster than soft-water cities.
⏱ Fill valves fail at year 7–10
Fluidmaster 400-series and Korky QuietFill fill valves typical lifespan in Austin: 7–10 years. The internal plastic diaphragm hardens and stops sealing fully. Symptom: tank fills slowly, won’t shut off completely, or runs intermittently. Replacement is the cheapest part on a toilet and easiest DIY (15 min). Dispatched plumber charges for the service call + replacement if you’d rather not DIY.
🌎 Houston Black clay shifts wax rings
South + East Austin homes on Houston Black clay see seasonal slab shift. Toilet flange (the round plumbing fitting the toilet bolts to) moves with the slab. Over years, the wax ring seal cracks. Symptom: water seeping at the toilet base after each flush, or musty smell from the floor. Repair requires pulling the toilet, replacing wax ring, sometimes resetting the flange. Plumber-territory.
🔧 Modern dual-flush toilets fail differently
Post-2015 Austin builds often have dual-flush toilets (Korky-style two-button flush). Different internal mechanism — tower-style flush valve instead of flapper. Failure modes: button mechanism sticks (cleanable), tower seal hardens (replaceable kit). Don’t try to retrofit a standard flapper — won’t work. Get the matching brand kit.
Look — most toilet repairs in Austin are dead-simple if you know which part failed. Ghost flushing? Flapper or flush valve seat. Won’t fill? Fill valve. Water on the floor? Wax ring or supply line. The dispatched Master Plumbers will tell you on the phone which sounds like your symptom and whether it’s a 10-minute DIY or the service call. They’d rather earn your trust than soak you on the flapper.

What a toilet service call actually looks like
Step 1 (free, by phone): the coordinator asks for the symptom. Running constantly? You’re walked through flapper test (food coloring in tank, see if it appears in bowl — diagnoses flapper in 20 min without any tools). Water on the floor? Coordinator asks where (around base = wax ring; near supply = supply line; from tank = bowl crack).
If a truck rolls: the dispatched Master Plumber confirms the diagnosis with a 5-minute visual + water test. Common repairs: flapper + chain, fill valve replace, full flush-valve kit, wax ring + reset, full toilet install. Most repairs done same-visit. Permits not required for repairs; new installs may need one if the supply line is being modified.

Symptom Ghost flush every 15–30 min · tank refills
Flapper isn’t sealing OR flush valve seat is pitted. Test: 6 drops food coloring in tank, wait 20 min without flushing, check bowl. If bowl has color = flapper leak. Replace flapper or full flush kit if seat is pitted.

Symptom Tank won’t stop refilling
Fill valve diaphragm failed. The tank is at full water level but the valve keeps running. Symptom: continuous hissing or trickling from inside the tank. Quick test: lift the float manually — if water stops, fill valve adjustment needed. If water keeps running, valve failed.

Symptom Water on floor around toilet base
Wax ring failed. Toilet must be pulled to replace. Sometimes the flange is also damaged/shifted (slab movement) and needs resetting. Don’t ignore — water under tile undercuts subfloor and creates a real repair problem within months.

Symptom Weak flush · doesn’t fully clear bowl
Water level in tank too low (adjust fill valve), OR mineral buildup blocking rim jets (clean with vinegar 30 min), OR partial drain blockage (snake the drain). Sequence the troubleshooting: water level first (free), then jets (free), then drain.

Symptom Tank slow to refill after flush
Fill valve restricted OR supply line angle stop partially closed OR cold water supply pressure low. Check angle stop first (under toilet, oval handle — turn counterclockwise to open). Then fill valve. Then whole-house pressure.
DIY 30 sec · Fill valve ·
Symptom Crack in tank or bowl
NOT repairable on porcelain. Tank/bowl needs replacement. Hairline cracks can sometimes be sealed temporarily with epoxy but it’s a buy-you-30-days fix, not real. Full toilet replacement is installed depending on style.

Toilet DIY that saves you the service call
Three common toilet fixes that are 10 minutes and or less.
✓ Replace a flapper
Turn off water at the angle stop (under and behind toilet). Flush to empty tank. Tank top off. Old flapper unhooks from two ears on the overflow tube + the chain unhooks from the flush lever. New flapper goes on the same way. Set chain so there’s about a half-inch of slack with the flapper closed. Open the angle stop, let tank fill, test.
STOP if: the flush valve seat (round rim where flapper sits) is visibly pitted or rough — flapper alone won’t seal a pitted seat. Need full flush valve kit which is a 25-min DIY or plumber visit.
✓ Replace a fill valve
Turn off angle stop. Flush + sponge out remaining tank water. Disconnect the supply line at the bottom of the tank. Unscrew the locknut holding the old fill valve to the tank (from underneath). Pull old fill valve up and out. New Fluidmaster 400A goes in the same way. Reconnect supply line. Open angle stop. Adjust water level using the float. Test flush.
STOP if: the locknut is calcium-fused to the tank fitting. Don’t force it with channel locks — you’ll crack the porcelain tank. Patient hand pressure or check availability.
✓ Fix a slow flush by cleaning rim jets
Bowl flushes weakly because mineral buildup is blocking the small holes (rim jets) under the rim. Pour white vinegar around the rim from the inside of the bowl. Let sit 30 min. Use a small mirror to check rim jets — should now be clear. Brush any remaining buildup with a small wire brush. Flush a few times to clear. Restored flush power without touching internals.
STOP if: the rim jets are still blocked after vinegar + brushing. Could be heavier scale (use CLR cleaner per directions) or actual partial drain clog downstream. Snake the toilet drain or check availability.
✓ Tighten a loose toilet seat
Most toilet seats have plastic caps over the mounting bolts. Pop caps off (small flat-blade screwdriver). Tighten the nuts underneath with a wrench (gentle — don’t over-tighten or you’ll crack the porcelain). Reinstall caps. 2 minutes.
STOP if: the seat bolts won’t grip because the porcelain mount holes are damaged. Time for a new seat.
