Every July, the same pattern shows up across Austin: the shower feels weaker at 7 p.m. than it did at 7 a.m., the sprinkler zones don’t throw as far as they used to, and filling a stock pot takes noticeably longer. Some of that is simply summer in a fast-growing Texas city. Some of it is a component on your side of the meter quietly failing. Here’s how to tell the difference before you pay anyone to touch anything.
First: is it the whole neighborhood, or just your house?
Ask a neighbor, or check pressure at different times of day. If everyone on the street is weaker at peak hours and fine at dawn, you’re looking at municipal summer demand — Austin Water moves dramatically more water on 100-degree evenings when half the city’s irrigation systems run at once, and homes at higher elevations in the pressure zone feel it first. Nothing in your plumbing is broken, and nothing in your plumbing will fix it (short of a booster system for chronic cases).

The seven causes worth checking, in order
1. A failing pressure-reducing valve (PRV)
Most Austin homes built since the 1980s have a PRV where the service line enters the house, because street pressure in many zones — especially the hills of Northwest Austin, Westlake, and Cat Mountain — runs far higher than fixtures are rated for. PRVs age out after roughly 10–15 years. A failing one can drift low (weak pressure everywhere, all day), drift high (banging pipes, dripping relief valves), or oscillate. 2. Scale-clogged aerators and showerheads
Austin’s water comes off the Colorado River limestone-hard. Every gallon leaves a little calcium behind, and the fine screens at the tip of each faucet are where it accumulates first. If one fixture is weak but the tub (which has no aerator) blasts, unscrew the aerator and look. Soak in vinegar, reinstall, done. 3. A water softener or filter in bypass-worthy condition
If pressure drops only when the softener regenerates, or degraded resin is shedding into the lines, the softener itself becomes the restriction. Quick test: put the softener on bypass for an hour. Pressure jumps back? You’ve found it.
4. Partially closed valves
Embarrassingly common after any recent work: the main shutoff at the house, the meter valve, or an angle stop under a sink left a half-turn shy of open. Weak hot water only? Check the valve on the water heater’s inlet.
5. A slab leak
The one you don’t want to miss. Summer is slab-leak season in Austin — clay soils shrink hard in drought and drop support out from under slabs, stressing the copper beneath. A pressure drop combined with a warm spot on the floor, the sound of running water when everything’s off, or a water bill that jumped without explanation moves this to the top of the list. 6. Corroded galvanized supply lines
Pre-1970s homes in Crestview, Brentwood, Hyde Park, and East Austin may still carry water through original galvanized steel, which closes up from the inside like a hardening artery. The signature: pressure that’s been slowly declining for years, worse on hot water, worst at the fixture farthest from the meter.
7. An irrigation system stealing your pressure
If indoor pressure tanks only when the sprinklers run, the irrigation take-off is undersized, a zone valve is stuck open, or the system is leaking underground. Put a number on it before anyone touches anything
A hose-bib pressure gauge from any hardware store settles arguments in five minutes. Screw it onto an outdoor spigot, open the valve, read it with no water running: healthy residential static pressure sits roughly in the 45–75 psi band. Then read it again at peak evening hours, and once more with a shower running. Whole-house low all day points at the PRV or supply line; big drops under flow point at a restriction; normal static with weak single fixtures points at aerators or local valves. Frequently asked questions
Why is my water pressure lower in the evening? Peak municipal demand. On triple-digit Austin days, evening irrigation and post-work usage across your pressure zone pulls system pressure down, and homes at higher elevation feel it most. If dawn pressure is strong, your plumbing is likely fine.
What psi should home water pressure be? Static pressure roughly between 45 and 75 psi suits most homes. Below about 40 psi feels weak; above 80 psi stresses fixtures, supply hoses, and water heaters — and is the range PRVs exist to prevent.
How long does a pressure-reducing valve last? Commonly 10–15 years, less where street pressure runs very high or water is heavily mineralized — both true across much of Austin. A PRV that has started drifting won’t recover on its own.
Can hard water really reduce water pressure? Yes, two ways: quickly at aerators and showerheads where scale collects on screens, and slowly inside pipes and water-heater dip tubes as mineral buildup narrows the passage. The first is a DIY vinegar soak; the second is a professional evaluation.
Is low water pressure ever an emergency? A sudden whole-house drop paired with the sound of running water, a hot spot on the slab, a spinning meter, or water surfacing in the yard suggests an active leak — treat that as urgent and shut off water at the main until it’s assessed. Will a bigger pump or booster fix chronic low pressure? Only if the cause is genuinely low supply pressure (elevation, long rural runs). Boosting into a home whose real problem is a failing PRV, a restriction, or corroded lines treats the symptom and can make pipe stress worse. Diagnose first.
